The Fowler farm contains 106 acres M.O.L. and will be offered in 3 parcels. Located in Sections 18 & 19 of Sycamore Twp and in Section 24 of Mayfield Twp., DeKalb County, Illinois. The crop land and livestock sheds are subject to the existing cash rental lease for the 2007 crop year. The buildings, house are available at closing. Parcel #1 offered by the acre. 64 acres M.O.L. Improved with a 2- story house, basement, well and septic, pole building storage shed, 2 open sided livestock pole sheds with cement lots and 2 car garage. The crop land on this parcel is planted in alfalfa hay and under a lease for this year. This parcel has frontage on Motel and North Grove Roads.
Parcel #2 offered by the acre. 41.5 acres M.O.L. This parcel is buildable for a single family home and is surrounded by woods on the west side, is improved with a year round pond, fencing and is planted to alfalfa hay and under a current lease for this year. Parcel #2, has frontage on Motel Road.
Parcel #3 offered by the acre, combining Parcels #1 and #2 making a total of 106 acres M.O.L. Including all improvements.
The order of the auction will be as follows: Parcel #1 will be offered 1st, with the high bid held, then offering Parcel #2 with the high bid held. Parcels 1 and 2 will be offered a second time to see if there are any more advancements, then we will offer the combined totals of Parcels #1 and #2 and offer Parcel #3, 106 acres M.O.L. If a bid is made on the combination that's the way the auction will continue.
Terms for Real Estate: $20,000 down on each parcel, $40,000 down on the combination. Balance due at closing on or before September 4, 2007. Sellers will pay for deed preparation, survey and title commitment. Seller will pay all 2007 taxes and receive all rents. Announcements made day of sale take precedence over all other advertisement.
